ABOUT MADISON HOUSE

Madison House (MH) is a 501(c)3 organization based in Detroit, Michigan. The organization will open a boutique-style home that addresses the lack of home care services for aging adults who want to maintain independent living. Madison House provides a state of the art, environmentally conscious, neighborhood centered home with twenty-four-hour care for active seniors who many need assistance with meal plans, cooking, exercise, physical therapy, housekeeping, daily living assistance, and transportation. Assisted living centers play a very important role in society. The industry is thriving as individuals seek opportunities to live with some level of independence, and care providers seek effective ways to improve patient care outcomes. The industry saves the healthcare system billions of dollars each year by providing a more cost-effective means of care when compared to full care centers. MH aims to provide professional, efficient, accurate, and caring services to all clients. The company will provide compassionate, dependable, and reliable care so clients can remain in a home-like environment where they feel safe and secure. MH is a minority and veteran owned and operated family business. Owners, Dwjuan F. Fox, Jennifer L. Fox, and Jonnie M. Fox, will work to complete the facility renovation, install specialty and health/wellness elements, hire staff, and prepare to serve residents.

Madison House addresses the lack of home care services for aging adults that want to maintain independent living. Residential care and assisted living homes are premises in which food, shelter, personal assistance, supervision, and medical assistance are provided to residents depending on the level of care required. There were 76 million people born between 1946 and 1964 and there are about 65 million still alive today. Over the next 20 years, approximately 10,000 people will turn 65 and 4,000 people will turn 85 each day. These elderly populations are growing 3 times faster than the general population. As a result, the senior care industry generates more than $50 billion in annual revenue. These homes typically house adults who have contracted for the care services. The residents may require various levels of care and assistance.

Assisted care homes offer a more home-like family setting for seniors or disabled individuals. These centers offer food services and assistance with daily living but do not typically offer comprehensive medical care like may be found in traditional nursing homes. Limited medical care is often offered as care staff are licensed and able to provide it.

According to a Medicare Beneficiary Survey, populations in nursing homes have significantly declined in recent years due to the emergence of personal care homes and assisted living centers. With elderly populations growing at a fast pace, there will continue to be demand for facilities that can provide functional and/or medical care. The residential assisted living industry has been experiencing steady growth due to an aging population, with trends suggesting an increased demand for personalized and compassionate care services. The industry is characterized by a shift towards more home-like settings and away from institutionalized care, highlighting the importance of quality of life alongside healthcare.

MH will serve Michigan residents. Michigan ranks as one of the top 15 states with over 35% of its population over 50 and 60 years of age. The state is racing to put in an infrastructure to support this unprecedented need that will arise for resources, housing, transportation, health care, outdoor spaces, social programs, and community support. The demand for residential assisted living services is high, with current facilities operating at capacity with lengthy waiting lists. The primary target market groups include:

Seniors Seeking Independence: Individuals aged 65+, who require minimal to moderate assistance with daily activities but wish to maintain an independent lifestyle.

Families of Seniors: Adult children or relatives of seniors looking for a safe, caring, and engaging environment for their loved ones.

One of the biggest hurdles for aging adults is access to affordable housing. With increasing rents and inflation many seniors are finding themselves priced out of the market and unable to remain in homes they have lived in their entire lives. There is growing trend of moving away from the institutional model of alder care. Smaller more home like environments are proving to have better standards of living, healthier environments and producing longer life spans for aging adults.

MH will meet the needs of their target markets through personalized plans, boutique amenities, engagement, transparent communication, focusing on health and wellness and quality of life. The organization will tailor services to the individual needs and preferences of each resident, ensuring a personalized care experience. They will provide a range of social and recreational activities to promote engagement and a sense of community among residents. The staff will ensure open lines of communication with residents and their families, fostering trust and transparency. The organization will also prioritize the living experience by offering amenities and services that promote a high quality of life and will regularly review industry trends and customer feedback to adapt services and operations accordingly.
